Within 1 or 2 business days, you will receive a Contract For Deed (also known as a Land Contract) via email . You will be able to review the contract online, sign it, and select your preferred monthly payment method.

While you are making payments, I will still receive the property tax bill once a year and will pay it. I will then invoice you for the taxes which can be paid online. I hand pick properties with low taxes so they will not be a burden to pay.

Mainly because I know how to buy them cheaply. Also, as I mentioned previously, I do not use Realtors, so their hands are not in our pockets. I keep my expenses low. I do not hire photographers to take pictures of the properties and usually do not even put up signs. I do not spend a fortune on advertising. I even made this website myself! I save money everywhere I can and pass along the savings to you.

Generally you will need to wait until the property is paid off. In some instances, with written permission, you may make some alterations or improvements to the property.
